SUPERIOR FINISHES LTD
TERMS & CONDITIONS OF BUSINESS
Effective Date: 1st September 2026
1. Introduction
1.1 These Terms & Conditions apply to all residential property maintenance, repair and associated services provided by Superior Finishes Ltd (“we”, “us”, “our” or “the Company”) to the customer (“you”, “your” or “the Customer”).
1.2 These Terms & Conditions should be read together with the quotation, estimate or written description of works provided to you.
1.3 By accepting our quotation, confirming a booking or instructing us to commence work, you agree to these Terms & Conditions.
1.4 Where there is a conflict between these Terms & Conditions and a specific written agreement or quotation, the specific written agreement or quotation will take precedence.
2. Quotations and Estimates
2.1 We will provide a written quotation or estimate wherever reasonably practicable.
2.2 Unless otherwise stated, quotations are valid for 30 days from the date issued.
2.3 A quotation is based on the information and conditions reasonably visible or known to us when the quotation is prepared.
2.4 A quotation will not normally include work that could not reasonably have been identified before work commenced.
2.5 If hidden, unforeseen or previously unknown defects are discovered, we will inform you as soon as reasonably practicable.
2.6 Additional work will normally only be undertaken with your agreement. Additional charges may apply.
2.7 An estimate is an indication of likely cost and should not be treated as a fixed price unless expressly stated otherwise.
3. Acceptance and Booking
3.1 A quotation may be accepted in writing, electronically or by instructing us to commence the agreed works.
3.2 Once a quotation has been accepted, we will arrange the work subject to availability.
3.3 We reserve the right to decline work where the requested work is outside our expertise, is unsafe or cannot reasonably be completed.
3.4 Where a deposit or advance payment is required, this will be stated on the quotation.
4. Scope of Works
4.1 We will carry out the works described in the accepted quotation or agreed specification.
4.2 Work requested by the Customer that falls outside the agreed scope may be treated as additional work.
4.3 Where reasonably practicable, the cost of additional work will be agreed before that work is undertaken.
4.4 We are not responsible for rectifying defective work previously carried out by another contractor unless specifically included in our quotation.
5. Materials
5.1 Unless otherwise agreed, Superior Finishes Ltd will supply materials reasonably required to complete the agreed works.
5.2 Materials will be selected with reasonable regard to suitability, quality and availability.
5.3 Where the Customer requests specific brands, products, colours, finishes or specifications, any additional costs may be charged accordingly.
5.4 If a specified product becomes unavailable or substantially increases in price, we may discuss a suitable alternative with the Customer.
5.5 Materials supplied directly by the Customer are supplied at the Customer's risk. We cannot guarantee the suitability, quality or compatibility of customer-supplied materials.
6. Access to the Property
6.1 The Customer must provide reasonable access to the property at the agreed times.
6.2 The Customer should ensure that areas where work is being carried out are reasonably accessible.
6.3 Where access cannot be provided at the agreed time, we reserve the right to rearrange the appointment.
6.4 Reasonable additional costs caused by repeated failed access or cancelled appointments may be charged where applicable.
7. Customer Responsibilities
7.1 The Customer must provide accurate information about the property and the required works.
7.2 The Customer must inform us of any known hazards, defects, previous repairs, leaks, structural problems or other conditions that could affect the work.
7.3 The Customer is responsible for obtaining any permissions or consents that are legally their responsibility as property owner or occupier, unless we have expressly agreed to obtain them.
7.4 Customers should remove or secure valuable, fragile or personal belongings from work areas before work begins.
7.5 Children, pets and other occupants should be kept away from work areas where reasonably necessary for health and safety.
8. Start Dates and Delays
8.1 Any proposed start or completion date is an indication and may be subject to change.
8.2 We will make reasonable efforts to keep the Customer informed of significant delays.
8.3 We will not be responsible for delays caused by circumstances beyond our reasonable control.
8.4 Such circumstances may include severe weather, supplier or material delays, unforeseen property defects, utility problems, emergencies, illness or other circumstances that could not reasonably have been anticipated.
9. Payment
9.1 Unless otherwise stated in the quotation or agreed in writing, all invoices issued by Superior Finishes Ltd are due for payment upon completion of works.
9.2 Payment may be made using the payment method stated on the invoice.
9.3 Where staged payments have been agreed, each payment must be made in accordance with the agreed schedule.
9.4 If payment is overdue, we reserve the right to suspend further works until the outstanding amount has been paid.
9.5 We reserve the right to charge interest and recover reasonable costs associated with late payment where permitted by applicable law.
9.6 If you believe an invoice contains an error, you should contact us promptly and explain the issue.
9.7 Customers should not withhold undisputed amounts solely because another part of an invoice is being queried.
10. Cancellation and Rearrangement
10.1 Customers should provide as much notice as reasonably possible when cancelling or rearranging an appointment.
10.2 Where materials have been specially purchased for the Customer's work, the Customer may remain responsible for reasonable non-refundable costs, where legally permitted.
10.3 Where applicable, statutory consumer cancellation rights will apply.
10.4 Where the Customer asks us to begin work before the expiry of an applicable cancellation period, we will comply with any legal requirements relating to that request.
11. Workmanship
11.1 We will carry out the agreed works with reasonable care and skill.
11.2 We will take reasonable care to protect areas of the property affected by our work.
11.3 Property maintenance and repair work can create reasonable levels of dust, noise and disruption. Customers should take appropriate steps to protect belongings and personal items.
11.4 Where repairs are made to existing surfaces, materials or finishes, an exact visual match cannot always be guaranteed.
11.5 Differences in colour, texture, age or condition of existing materials may remain visible after repairs.
12. Existing and Hidden Defects
12.1 Residential properties may contain defects that are not visible before work begins.
12.2 These may include hidden leaks, damp, rot, defective plumbing or wiring, structural movement, damaged surfaces or inadequate previous repairs.
12.3 If an unforeseen defect affects our ability to complete the agreed work, we may need to stop or alter the work.
12.4 We will discuss any significant additional work or costs with the Customer before proceeding wherever reasonably practicable.
13. Defects and Remedial Work
13.1 If you believe there is a defect in our workmanship, you should notify us as soon as reasonably possible.
13.2 We will be given a reasonable opportunity to inspect the work and, where appropriate, carry out remedial work.
13.3 We will not be responsible for defects caused by misuse, accidental damage, neglect, normal wear and tear, structural movement, damp, water ingress, failure of existing materials or systems, or subsequent alterations by another person.
13.4 Customers should not arrange for another contractor to alter or repair disputed work before giving Superior Finishes Ltd a reasonable opportunity to inspect it, except where urgent action is reasonably necessary.
14. Damage to Property
14.1 We will take reasonable care to avoid damage to the Customer's property.
14.2 We will not be responsible for damage arising from pre-existing defects, poor construction, deterioration, hidden conditions or unstable materials that could not reasonably have been identified before work commenced.
14.3 Any alleged damage should be reported to us promptly so that we have a reasonable opportunity to inspect the matter.
15. Waste and Rubbish
15.1 Waste removal and disposal will only be included where expressly stated in the quotation.
15.2 Where waste removal is included, waste will be disposed of using appropriate arrangements.
15.3 Additional charges may apply where the quantity or type of waste is substantially greater than reasonably anticipated.
16. Guarantees and Warranties
16.1 Where a specific workmanship guarantee is offered, the duration and conditions of that guarantee will be stated in writing.
16.2 Manufacturer warranties relating to materials, products or appliances are subject to the manufacturer's terms and conditions.
16.3 Any guarantee does not normally cover damage caused by misuse, neglect, accidental damage, normal wear and tear, structural movement, damp, water ingress or circumstances outside our reasonable control.
16.4 Nothing in these Terms & Conditions affects statutory rights that cannot legally be excluded.
17. Specialist Works and Subcontractors
17.1 Certain specialist work may require an appropriately qualified or registered contractor.
17.2 Where appropriate, we may use suitably qualified or experienced subcontractors or specialist contractors.
17.3 We will not knowingly undertake work that is outside our competence or legal authority.
17.4 Specialist works may be subject to separate terms, warranties or certification requirements.
18. Health and Safety
18.1 We reserve the right to stop or postpone work where we reasonably believe that the working environment is unsafe.
18.2 Customers must keep children, pets and other occupants away from work areas where reasonably necessary.
18.3 Where hazardous materials or conditions are discovered, work may be suspended until the issue has been appropriately assessed or dealt with.
18.4 We will not knowingly disturb suspected asbestos-containing materials. Where asbestos or another hazardous material is suspected, appropriate specialist advice may be required.
